Plans Developing for Pennsauken Mart
County officials are working out final details of an agreement with a major developer to transform the deteriorating Pennsauken Mart into a magnificent complex with 700 townhouses and condominiums, a hotel, conference center, amphitheater and upscale shops with underground parking.
“This plan fulfills the vision we’ve had for the past year,” said Freeholder director Louis Cappelli Jr. “We always had the intent of converting a dilapidated building, an eyesore of an entrance into Camden County, into a beautiful, useful neighborhood and gateway.”
Cappelli said he expects a final agreement by May 1 in which the Camden County Improvement Authority will designate Atlanta-based Beazer Homes the master developer. “We reviewed four proposals over the past several months. They were all good but the Beazer plan was the one that stood out,” Cappelli said.
Cappelli said he expects the eyesore cinder-block building will be demolished within the next six months to make way for the new Crossroads development. The 35-acre site is situated at the northwestern corner of Camden County, near the Burlington County border, at the intersection of Routes 130 and 73.

Cappelli’s enthusiasm was shared by Pennsauken Township officials. “It helps us strengthen our tax base. It creates jobs,” said Mayor Greg Scholfield, adding that the Crossroads project allows Pennsauken “to move forward, to grow and become a viable new community.” Moreover, he noted, Pennsauken would be able to charge a hotel tax to generate new revenue.
The freeholder-director added that the project – expected to take three to five years – incorporates “smart growth principles” by including a shuttle to the nearby River Line rail station on River Road and making the best use of the highway system.
Beazer officials said proximity to Philadelphia – roughly a five to 10 minute drive from the Crossroads – is one of the major marketing advantages for selling the homes in the range of $250,000 to $350,000.
